Name: W Hotel & Residences

Type: Mixed Use

Description: A 12-story mixed-use building with ground floor retail/lobby functions, underground parking, hotel rooms on floors 3-8 and condos on floors 9-12.  Total residential units is 14 and hotel rooms is 235.

Developer: Sage Hospitality

Current status: Design review. Construction slated to begin late 2008.

 

The Office Depot Building at the site will be demolished. The developers are assisting Office Depot in finding a new location in the Downtown area.

The acquisition of the Office Depot site by Sage Hospitality included not only the Office Depot building on Block 046, but also the surface parking lot across the 16th Street Mall next to Sonada's on Block 047. The parking lot parcel on Block 047 will be used for construction staging for the W project and then, after the W's completion, provide Sage with another exceptional development site, although specific plans for that parcel have not been announced.

The only other land currently vacant on this block is a small run-down surface parking lot at 15th and Market.

At one point back in the 1990s, there was a proposal to replace the Office Depot building at the corner of Market Street and the 16th Street Mall with a mixed-use residential mid-rise tower with ground floor retail and a shorter, companion building across the Mall where the surface parking lot is located (see Block 047).  But the project never made it off the drawing board.
